The fall of 2006 saw Kelson awarded the Telus office tower in the heart of downtown Toronto, directly west of the Air Canada Centre. The 30 story tower consists of 3 levels of underground parking and 780,000 square feet of ‘AAA’ office space. Telus will occupy 60% of the space including the two storey podium, conference centre, wellness facility and the “innovation centre” visible from York St. The 30 foot high lobby spaces are connected to Toronto's PATH system and include retail, and direct connections to the Air Canada Centre and the Southcore Financial Centre. Floors 3-5 are dedicated to communal wellness, entertainment and innovation centre. The Innovation centre meeting room has windows that frost on demand for extra privacy.
Mechanical Systems
The ‘AAA’ office space was one of the first LEED certified spaces in Toronto. Material and equipment handling strategies were paramount in the downtown postage stamp property of the building. This building achieved a LEED Gold Certification.
The mechanical systems included:
Drainage for multiple green roofs
Rainwater re-used and stored in a 29,000 gallon cistern
Low-flow and dual flow toilets.
Under floor air distribution for office spaces
Two mechanical rooms to accommodate building height, HVAC piping was split into two zones to prevent excessive pressure
Perimeter hydronic finned heating
Heating and cooling primarily though district energy systems and heat exchangers
